Gemeindebau Schönbrunner Straße

The municipal housing estate ("Gemeindebau“) "Schönbrunner Straße" will be developed on a centrally located plot with north-south orientation at the corner of Schönbrunner Straße and Reinprechtsdorfer Straße streets in Vienna’s fifth district. To the east, the dwellings will be built directly next to the existing building, while to the north, there will be a sightline to the Wien River and Rechte Wienzeile street.

On six floors, including the attic, 15 social flats sized 40 to 86 square metres will be constructed. The plinth zone will be set back and transparent and thus interact with its surroundings and support the open communication of the common space. Among other uses, a parent-child café is conceived for this commonly used room on the ground floor.

Circulation will be via a lift and a central staircase. From the first floor upwards, the latter will seize the natural light coming in through an atrium it will share with the adjacent building. Each of the flats will have its own outdoor space (recessed balcony, balcony; roof terrace on top floor).

The upper storeys will be circled by a linear concrete framework with trough planters on the individual floors. In combination with tension cables and trellises, some of which will span two to three storeys, a three-dimensional, lively green facade will be created. The plants will add to the housing quality and have a positive effect on the indoor climate.

Vasko+Partner Ingenieure will be in charge of construction site supervision of this modern municipal housing project.
