Living Panorama3

Exclusive Living with a View

The residential building "wohngut Panorama3" offers a sensational view over Vienna. Architect Martin Kohlbauer designed 178 apartments with sophisticated floor plans and outdoor spaces in this elegantly curved structure. Vasko+Partner is responsible for all services as the general consultant, excluding architecture.

"wohngut" is the developer of these privately financed condominiums. The property is situated at the top of a future development along Leopold-Böhm-Straße. The project's name is inspired by the public passage, the Panoramaweg (Panorama Path). The free-form, eleven-story building with a height of 35 meters takes the opportunity to become a distinctive landmark building along Leopold-Böhm-Straße. In the curved area, recessed loggias create open spaces for each apartment.

The light-filled two to four-bedroom apartments feature a loggia, balcony, or terrace. Ground floor apartments are planned with private gardens. "The main building is constructed with reinforced concrete flat slabs, mainly transferring their loads to reinforced concrete walls. The facades consist of parapet beams that extend up to the loggias and are supported there by individual columns. In the ground floor, the floor plan in the street tract is reduced to wall piers, while the load-bearing walls of the upper floors continue in the courtyard tract," explains Manuel Hajek, project manager at Vasko+Partner.

The residential building offers a communal room and a sauna, as well as a playground for youth and small children. On the 7th floor, adjacent to the eastern neighboring building, there is a communal terrace. The bicycle room for 325 bicycles is located on the ground floor and is accessible from both Leopold-Böhm-Straße and Panoramaweg. A generous open space concept provides playgrounds, private gardens, and lawn areas.
