Living in Vibrant Urbanity
The Sonnwendviertel, located just behind Vienna's main train station, is an emerging new urban area covering around seven hectares. Upon completion of the development in 2021, it will offer approximately 5,000 residential units, numerous job opportunities, and recreational spaces in the Helmut-Zilk-Park. Alongside subsidized housing, there are also privately financed buildings being constructed. One of the current projects is the Adele residential building, featuring 283 units. The architecture is designed by Delugan Meissl Associated Architects and Ganahl Ifsits, while Vasko+Partner is responsible as the general consultant for all remaining planning tasks.
The design concept for the residential development is based on the idea of five building types merged into one residential complex. The precise positioning of the buildings on the site and the proposed volume of each structure define an open, permeable, and adaptable urban space. This concept establishes the necessary architectural and spatial conditions on both the urban planning and building typology levels to support such an approach. The five buildings form the urban basis for an open development process and the emergence of a vibrant urban environment.
The division of the structures and their open positioning create attractive corner situations, ensuring good sunlight exposure and ventilation for the apartments. Simultaneously, this design approach avoids intrusive views into interior corners.
The apartments range from studios with 25 square meters to four-room units with 88 square meters, catering to larger families. The majority will consist of two and three-bedroom apartments. As with all Soulier Management projects, green spaces are of great importance, and each apartment will have outdoor areas, in addition to a generous green park. Within the residential area, an educational facility for children will be integrated on approximately 1,400 square meters, providing ideal outdoor spaces for play and learning. Furthermore, there will be a pool, a fitness center, and green and furnished rooftop terraces. "With Adele, we are enhancing the Sonnwendviertel with a family-friendly residential project with plenty of green areas. A good mix of communal amenities, such as the pool, fitness center, and rooftop terraces, while preserving privacy, was important to us. Attractive rental offers like Adele make Vienna such a livable city," says Philippe Soulier, owner of Soulier Holding.
As the general planner, Vasko+Partner has been involved in the project from the preliminary design phase, contributing to the development and concept. "The five structurally independent buildings present a challenge from an HVAC and electrical planning perspective. A special highlight is the facade sprinkler system with redundant diesel pumps and a reservoir containing 40,000 liters of firefighting water for Building 5, which, with its eleven main floors, is considered a high-rise in terms of fire protection. In terms of structural planning, the arcades along the Bloch-Bauer-Promenade are noteworthy, where the three adjacent buildings surpass the sidewalk by two meters," explains Manuel Hajek, project manager at Vasko+Partner. With a consistent overall energy efficiency factor of A, the project significantly exceeds the minimum standards in terms of building physics and energy efficiency.
