Hotel Imlauer

New, Old Luxury Residence

Transforming the old and adding the new – this was roughly the task given to Vasko+Partner for a comprehensive general planning project in Leopoldstadt, Vienna. An old residential building from the turn of the century was to be connected to the existing hotel. The residential building was in very poor condition, with no investments made for years – the once attractive facade was no longer recognizable. This led to a variety of design options. In 2008, the Salzburg hotelier Georg Imlauer, owner of the four-star hotel, decided to purchase the neighboring residential building and, together with Vasko+Partner as the general consultant, connect the two buildings. The highly complex construction project required numerous preliminary investigations. It soon became clear that a gut renovation was necessary, new or additional floor slabs needed to be installed, and a specially designed concept was required for the roof expansion and the entire structure. Phase 1 of the renovation was completed at record speed – construction began in February 2009, connecting the residential building to the hotel and starting the renovation, and by November, the first phase was completed. The first phase was particularly challenging from a construction perspective – connecting the two buildings, for which there were poor to no plans, required a high level of construction and structural expertise, as well as on-site supervision to coordinate the multitude of craftsmen. Optimal soundproofing was demanded, as well as the highest standards of fire protection, and wooden floors had to be replaced with reinforced concrete slabs – all while the hotel was fully operational.

Three Exciting Construction Phases In March 2011, the hotelier decided to expand the breakfast room and staircase, redesign the bar area, fitness, and sauna area. Just under a year later, the entrance hall, reception, and facade were also renewed – once again under the guidance of Vasko+Partner. The result now comprises 60 air-conditioned rooms equipped with free Wi-Fi, a cozy bar in the glass-covered courtyard, a sauna, fitness center, and proximity to both the city center and the Prater. Guests can reach the city center in just ten minutes on foot. The hotel's excellent transportation connections make Hotel Imlauer an attractive choice for visitors to Vienna.
