Diverse Offerings with Varied Qualities of Stay

The Vienna TwentyTwo ensemble, designed by Delugan Meissl Associated Architects with general planning by Arge Vasko+Partner and Delugan Meissl Associated Architects, consists of a total of six buildings and a connecting, traffic-free ground floor zone at a central intersection in the north of Vienna. This urban development project offers a wide mix of uses, including residential, office, hotel, gastronomy, and local services to meet various needs.

The ongoing first phase of the project, which has been underway for approximately three years, includes four components, including a 110-meter-tall residential tower with 300 condominiums, of which nearly two-thirds have already been sold before completion. Simultaneously, an office building for the City of Vienna, a hotel, and the Citadines Serviced Residences are being constructed.

Upon completion of the 155-meter-tall mixed-use tower and a smaller office building, the new urban quarter will be fully realized.

Anticipated to be completed by the turn of 2024/2025, the tallest tower in the city development, spanning over 17,000 square meters, will offer space for numerous companies seeking the comfort and efficiency of modern offices. Additionally, the mixed-use 155-meter-tall building will feature 350 rental apartments and approximately 1,000 square meters of commercial space.

"The implementation of architectural focal points emphasizes the addressing of a district, sharpens its character, and thereby constitutes an adequate measure for forward-thinking urban development. Through its functional mixture and structural diversity, the Forum Donaustadt forms a coherent addition to the urban fabric while simultaneously highlighting existing qualities," describes Elke Delugan Meissl the architectural concept of her winning project from the "Neues Zentrum Kagran" realization competition.

The development will comprise six buildings on a plot of nearly 15,000 square meters. Located directly at U1 Kagran, it aims to create opportunities for work, living, and leisure. The complex will include a residential high-rise with privately financed apartments and serviced apartments, a hotel, an office tower, as well as three low-rise buildings with additional office spaces and selected gastronomic facilities, commercial areas, and services in the public ground floor zone. The developer's commitment to sustainability is high – the project will fulfill the sustainability criteria according to the certification system of the Austrian Society for Sustainable Real Estate (ÖGNI).
